MLS Update from NAAR President

"I wanted to take some time to commend all of my fellow REALTORS® on how well you are working together with the changes that have been implemented. Houses are going pending and I trust that buyers and sellers are so grateful for the representation that they are receiving. 

Thank you for participating in the recent survey about a “Coming Soon” status. I am pleased to announce that the Board of Directors voted to implement this status. We believe it will be a valuable tool for our agents. We will publish the specific rules in the next couple of weeks and the status will be available shortly thereafter.

I understand that there may be some angst out there about the future of our Multiple Listing Service. Please know that the Board of Directors will be handling this issue with the utmost care with our membership being the first priority. For transparency, we have received a Support Service Agreement from ARMLS and are currently researching other options. Once we have gathered all necessary information, we will begin the education process to ensure our members are well-informed about the available MLS options. Our goal is to provide the MLS that will make our Northern Arizona agents the best agents they can be.

Updated Penalty Policy and new in-house NAAR Member Change Form

Thank you for your patience as our local association continues to update our forms and documents for member use. Together, we will navigate these changes and strengthen our practices, keeping our focus on delivering the best possible service to our members.

4th Quarter NAMLS Dues Reminder

Member payment of $85.00 is due ON or BEFORE Tuesday, October 1, 2024. Payment received ON or AFTER Monday, October 7, 2024 will be assessed a late fee in the amount of $35.

*Note: If you are set-up for autopay, please log in to your account TODAY and make sure the card on file is up-to-date. Payments will be processed on Tuesday, October 1, 2024. Refunds WILL NOT be issued in cases where NAAR is not notified of non-renewal prior to the autopayment processing date.


New ShowingTime Feature: Buyer Broker Agreement Reminder

On September 12th, a new feature was enabled in ShowingTime for NAMLS that displays a message reminding agents about the buyer agreement requirement, and asks them to confirm they have read the reminder. Agents must confirm they have read the message in order to receive showing instructions.  

If they do not confirm they read the message and instead select the option to reach out their MLS for more information, they will be redirected back to the beginning of the tour scheduling process.

Please make sure you CONFIRM that you have read the reminder!


New NAR Consumer Guide Series

NAR is pleased to share the latest installment in their “Consumer Guide” series on seller concessions. This resource covers the most common types of seller concessions, rules for when and where to offer them, and how they can facilitate a successful transaction for both homebuyers and sellers.

As a reminder, the guides in this series are available for download (in both English and Spanish), and are available on the NAR Settlement: Get the Facts webpage.


Transit Tax Initiative Added to November Ballot

Proposition 488 is a transit tax initiative that will be on the November ballot.

Proposition 488 will allow Mountain Line to expand service hours, provide more frequent service, convert additional fleet to electric vehicles, and create service to new areas as needed to meet community growth. Proposition 488 will also enable Mountain Line to continue its current service despite the cost of inflation. This includes transit service on nine routes 365 days a year, and paratransit with accessible vans. 

If approved, the overall city sales tax rate will increase .205%. The rate will increase to .5%, which is equal to 50 cents on a $100 purchase. Every person and business purchasing taxable goods within the City will pay the sales tax. This includes visitors to Flagstaff.

MLS Rules and Regulations Reminder:

Member Participants and Subscribers must use an approved key, i.e., the Supra Lockboxes in accordance with the terms and conditions specified by the Supra Keyholder Agreement (the “Supra Agreement”) or in addition to

these additional policies. Any violation of a rule contained in this entire Section 2, excluding Section 2 G 3 and 2 G 5, is a Category II violation as described in Section 9.4.3 and carries a fine. Any violation of Section 2 G 3 and 2 G 5 is a Category IV violation as described in Section 9.4.4 and carries a fine.

If your sellers have stated they do not wish to have a lockbox on the property please send us the part of the contract that states such BEFORE the listing is to go live. Going forward, listings found with mechanical lockboxes/contractor boxes and have not sent the above to the NAAR office, will receive a fine starting at $150.00.

Note: Violation fines collected by NAAR are used to fund community support activities. NAAR does not benefit from MLS fines and would like to see the number of fines reduced!
